Green Sage has been providing financial services to the Cannabis Industry since 2014. We have real estate investments throughout the U.S. and are currently focusing on investing within states that are legalizing marijuana sales, cultivation and manufacturing. We capitalize and develop the real estate infastructure for category-leading businesses, and we are expanding our portfolio to accommodate the significant growth of the legal Cannabis Industry.
We have an established investment track record that demonstrates our capabilities and expertise. With decades of combined experience in multiple economic cycles, the Managing Directors have collectively founded and managed numerous companies across several categories, secured over $1 billion in real estate investments, and originated over $60 billion in debt and equity transactions. Green Sage’s principals blend an extensive track record in the Company's focus area, including real estate investment, development and management, natural resource and agricultural production, branded consumer products and retail, investment banking and corporate finance.
Green Sage is led by it’s Managing Directors Ken Greer, Patrick Koentges, and Bruce Miller, who collectively comprise the Investment Team. We are supported by all our stakeholders as well as a strong network of relationships and partnerships in the industry.
Ken Greer is an entrepreneur with a background in investment banking & corporate finance, business development, and operations. He has a track record of identifying, assessing, and leading new business expansion projects and programs. He has a keen understanding of the major business drivers for growth-oriented companies and is experienced in debt and equity financings and acquisition-related due diligence and analytics.
As the original Founder of Green Sage, Ken set up the operational and financial infrastructure of the Company and currently manages Green Sage’s operations, investor relations, and investments from due diligence to close to reporting. Prior to founding Green Sage, Ken co-founded Blue Sage Advisory, LLC, a Colorado-based financial advisory firm providing private placement, mergers and acquisitions, and financial advisory services for emerging ‘Impact Enterprises’ in the Healthy, Active & Sustainable Living Industry nationally.
Previously, Ken spent six years in investment banking with Wachovia as a Debt Capital Markets Analyst in Charlotte and Associate in London. During his time with Wachovia, he managed transaction efforts to structure and execute deals generating over $30 million in annual revenues for the bank. Ken received an MBA from The Darden School of Business at the University of Virginia and graduated Summa Cum Laude from Cornell University with a BA in Sociology.
Patrick has 38+ years of experience in real estate design, construction, property development & management, and public development policy. He is primarily responsible for the design and construction of Green Sage’s real estate portfolio, including site planning, architecture, engineering (electrical/plumbing/HVAC) and the specific design parameters for each of our tenants.
He and his son, Ian Koentges, oversee Distinctive Development, LLC, which is Green Sage’s Development arm specializing in the design, construction and management of commercial and residential property. Patrick studied for his BA in Business and pre-law at Western State University and currently his entities hold architectural and construction licensing in the state of Colorado with reciprocal certificates throughout the country.
Bruce has an extensive background and track record in entrepreneurial startups and turnarounds, as well as in real estate investment and fund management. He is primarily responsible for Green Sage’s tenant relations, identifying and securing real estate acquisition targets, and working with local municipalities’ regulators and compliance agencies.
Bruce began his real estate career acquiring several REO assets from Crocker and Wells Fargo Bank, repositioning them for disposition and substantial profits. Bruce later joined an international Merchant Bank headquartered in Los Angeles and oversaw its $1 billion investment portfolio of real estate holdings achieving above-market returns to its European and Middle-eastern clientele. In the mid-90’s he founded a large, private net-leased investment fund, raised first round equity, secured a $240 million acquisition facility and a $70 million mezzanine facility, secured follow-on equity and positioned the fund for an eventual public markets exit strategy. Bruce graduated from Colorado State University and currently resides in Beverly Hills, Los Angeles.
In September 2016 Green Sage acquired an iconic art deco property located at 5601 San Leandro Street in Oakland, CA, known as the Tinnery. At 278,928 square feet, the Tinnery is a Class B+ warehouse facility located within Oakland’s designated “green zone” for legal cannabis cultivation, production, dispensing and distribution. In Q4 2017, Green Sage recapitalized the Tinnery for development for newly signed cannabis tenants. The facility is a state-of-the-art cannabis facility comprised of three floorplates of ~83,000 square feet of space each for some of California's largest and most established cannabis companies.
The Oakland Cannery
Green Sage acquired and developed a historic property located at 5733 San Leandro Street in Oakland, CA, known as the Cannery. At 162,500 square feet, the Cannery is a Class B+ warehouse facility located within Oakland’s designated “green zone” for legal cannabis cultivation, production, dispensing and distribution. In Q4 2017, Green Sage acquired the Cannery for development for both existing and newly signed cannabis tenants. The facility is a state-of-the-art multi-tenant facility built-out for cannabis cultivation, research & testing, and manufacturing & production for some of California's largest and most established cannabis companies.

Targeted Real Estate Investment Criteria
Green Sage backs established leaders in the Industry while investing in key emerging legal cannabis markets throughout North America. We acquire industrial and commercial real estate zoned for cultivating, manufacturing, and selling and distributing legal marijuana in municipalities that have legalized for medical or adult-use. We work with some of the largest and most established operators in the Industry, and therefore target premier agricultural land or industrial facilities and property with a minimum of 50,000 square feet. Proper zoning and location, adequate power and water, and pricing are the key attributes Green Sage analyzes when considering an acquisition and development opportunity.
